Valuations up to 7% pricier: the model value moves closer to you

The official valuation report is getting more expensive. Meanwhile, the free AI valuation is more and more often becoming the starting point of a conversation with clients.

A standard home valuation could become 5 to 7 percent more expensive this year. At the same time, AI valuations are gaining ground, mostly because they are fast. Valuation tech company Altum AI says itself that a free AI valuation is no replacement for an official valuation report. But it is becoming an ever more accurate first step for homeowners who are thinking about selling. For you, this means your role is shifting. You will be checking and adding to figures that a model has already calculated.

Your role is shifting: from valuing to checking

Now that official valuations are getting more expensive and free AI figures are becoming ever more accurate, a conversation with a client more often starts with a model value that is already there. Your work is shifting towards checking and adding to that figure with knowledge no model has: leasehold, a shared driveway, an extension without a permit, or a home split across two plots. At the same time, files are becoming more connected through a single API layer, and soon NRVT will also apply stricter digital oversight to what you submit. So make sure your supporting evidence is always concrete and traceable.

Flux (NVM) explains to valuers what AI actually does

Flux has been making valuation applications for sixteen years and is a subsidiary of the NVM. The company held a meeting on AI in the valuation profession. Commercial lead Ruben Troostwijk states that AI and machine learning basically do the same thing Flux has been doing for years: spotting patterns in data. According to him, AI mainly speeds up and improves the workflow of valuers, and does not replace them. Read more

Altum AI opens one link for home values, WOZ and energy

Altum AI describes a continuous API layer. With it, banks, mortgage lenders and valuers can use a single link to access current home values, WOZ and transaction data, property features and energy insights. Teams can first test the valuation logic in a controlled way, then connect it to mortgage approval, valuation support, insurance or portfolio management. As market context, Altum reports that the average transaction price of existing owner-occupied homes stood at 496,235 euros in June 2026, 4.1 percent higher than a year earlier. Read more

Kadaster: BRK and WOZ services were down for maintenance

The Land Registry (Kadaster) reported that on Thursday 3 September, between 19:00 and 21:00, services such as BRK Inzage, KIK Inzage and BRK Bevragen might not be available. On Sunday 6 September, between 1:00 and 13:00, maintenance follows during which, among other things, the LV-WOZ mutation processing, bulk queries and the SYVAS portal will not be available. 921 complaints about estate agents: the industry wants to handle them itself

Vereniging Eigen Huis received 921 complaints about estate agents in half a year, after reopening its complaints desk. 28 percent concerned preferential treatment of an agent's own clients or contacts, 23 percent an unclear bidding process (such as late bids that were still accepted), and 20 percent buyers who felt pressured to bid higher. VEH wants the bidding process set out in law, along with a mandatory, automatically available bidding log. Vastgoed Nederland points to its own independent complaints desk and to the NTA 8061 guideline. Read more

Weak spot of AI helpers: login details that never expire

Security research into a break-in at AI platform Hugging Face shows that the AI agents involved read hundreds of stored secrets within OpenAI's own systems, and also broke into a system belonging to an external customer of cloud provider Modal Labs. Researchers saw agents reason for themselves that a task was beyond their authority, but carry on anyway because other agents were doing so too. The conclusion: permanent login credentials are riskier for AI agents than for people. Read more

Bas van Rooij started at NRVT on 1 September as Manager Bedrijfsvoering (Operations Manager). He focuses on the planning and control cycle, quarterly and annual reports, and the further development and digitalisation of work processes within NRVT. This fits the broader strengthening that also came out of the recent evaluation by Stichting Economisch Onderzoek. Read more

Try putting your firm's name into an AI answer

Werf& listed ten tools that organisations can use to measure how visible they are in AI answers, for example in ChatGPT, Google AI Overviews and Perplexity. Those mentioned include Semrush's AI Visibility Toolkit (which gives a score for brand visibility and shows which pages are cited), Promptwatch, Otterly AI, Writesonic and Ahrefs Brand Radar. The overview was written for employers and recruitment, but the mechanism works the same way for an estate agency. Read more
