AI valuation reaches 94% accuracy, but the appraiser is still needed

A model value estimates fast and cheap, but the human approves the model, not the other way around.

Reports from July 2026 show that an AI valuation (AVM) now estimates a home within 2 to 5 percent of the real sale price. The average accuracy is around 94 percent. Such a report costs 5 to 15 euros, against 300 to 500 euros for a traditional appraisal. Still, experts stress that the AI is not a replacement. Building inspections, a feel for the neighbourhood, and unusual situations stay the work of the human appraiser.
