Funda launches an AI tool that lets buyers see your home in other styles
The new gold package includes an AI tool that shows a home virtually in different styles.
Funda is updating its website in mid-September with three packages: bronze, silver and gold. The gold package (536 euros excl. VAT) includes an AI tool. With it, a buyer can view a home virtually in different styles, so they can look past the current interior more easily. Funda itself adds that AI images must always be clearly labelled as AI images. The new packages and the much higher rates do meet resistance: 19 of the 27 regional NVM branches are against them.
Background for subscribersAre you going to use such a styling tool, or set up an empty room virtually yourself? Then state clearly that it is an AI impression. Funda asks for this itself, and since 2 August 2026 the AI Act asks for it too. Feel free to show mood and options, but change nothing about the real state of the home: no wiping away a crack, no prettying up a view. That is misleading and can cost you a complaint or damage to your reputation.
From 2 August 2026: AI images on funda must be recognisable
Article 50 of the EU AI Act has been in force since 2 August 2026 in all 27 EU countries. Anyone who makes or shares AI images must make that clear. For estate agents this directly affects the virtual styling and cleaned-up photos you put with a listing. Fines run up to 15 million euros or 3% of worldwide annual turnover.
